Modern architectural style with sleek contemporary finishes combined with luxurious and energy-efficient living comfort characterise this architect-designed detached (live/work) villa of steel and glass. Designed by Courage Architects and built in 2008. In 2010, the design won the National Steel Award.
The house has 217 m2 of usable space. On the ground floor divided with a large indoor heated garage, utility room, play/game room, a spacious living room with open views and an open kitchen with an Arc Linea kitchen layout with a large island. The first floor has 3 spacious bedrooms, walk-in wardrobe, 2 bathrooms, separate toilet and a landing with skylight. A large office/practice room is located at the front with its own entrance from the driveway.
All rooms in the house have air heating with top cooling. All rooms on the first floor are also equipped with air conditioning with remote control and with the possibility of heating. On the roof of the house are 30 solar panels (2019) with a capacity of about 8,000 KwH per year. The installation is equipped with a SolarEdge App so that the energy yield can be read at any time on the smartphone or laptop. The electric car charging station is equipped with its own consumption meter.
The outer walls are made of steel, constructed with an inner steel wall, 20 cm insulation package, finished on the outside with profiled steel sheet and on the inside with plastered walls and ceilings with partly dimmable design lighting.
Great attention has been paid to detailing and finishing. In the living quarters and the office, the gable windows run full height from floor to ceiling, allowing plenty of daylight to enter and providing unobstructed views. All window frames, windows, doors, sliding doors and skylights are made of aluminium and fitted with solar and heat-resistant HR glass. The exterior doors are fitted with three-point security locks. There is also an alarm system and a central vacuum cleaning system.
On the driveway and at the front of the villa there is parking space for three cars. There are three sun terraces on the south-west side. The 570 m2 garden is maintenance-friendly landscaped with parts lawn, plant borders, shrubs and trees. The garden has a computer-controlled Rainbird sprinkler system and garden lighting with low-voltage bulbs. There are lovely spots for an outdoor kitchen, barbecue and lounge areas. To enjoy all day in the sun or shade. At the rear, the property borders the green belt and a pond. Partly because of this, there is an unobstructed view and pleasant privacy.
An insulated shed has been built in the garden, entirely in the style of the house, with plenty of storage space and bicycle storage.
A luxury Renson Camargue terrace cover with a slatted roof was designed for the house. The aluminium slats can be easily tilted or closed with the Somfy handheld transmitter. The rain sensor ensures that this happens automatically when it rains. Infrared heating and LED lighting are also included in the canopy. The canopy is available for installation and can be placed at the rear of the house at an additional cost of €40,000. Through the sliding doors, indoor and outdoor living can then be seamlessly connected.
The house is located in the green residential area 'Osseveld' with various cycling, walking and running routes and several playgrounds for children. The bus stop is a short walk away. Shopping centre Het Fort, with a varied range of shops and a weekly market, is two cycling minutes away. Apeldoorn-Osseveld railway station is also located here, with a stopping train to the major railway stations of Apeldoorn and Deventer and a direct connection to Amsterdam/Schiphol and Enschede, among others. Due to its location, you can easily drive away from the property towards the city centre and the A50 and A1 motorways. In the spring of 2023, the four-lane Osseveld tunnel will be completed, making motorway access even faster.
Covered entrance hall with cloakroom and meter cupboard. Door to the indoor garage with storage space. The toilet room has designer sanitary ware by Villeroy and Boch. From the entrance hall, the television/game room is accessible with a built-in cupboard and doors to the boiler and storage room and the utility room with connections for washing machine and dryer. The unit of the central vacuum cleaning system also hangs here.
In the spacious open living space of about 60 m², the living functions flow seamlessly into one another. Here, the living room, work area, open kitchen and dining room provide the opportunity for socialising. The living room is currently arranged around the Hase designer wood burner. This gives atmosphere, warmth and cosiness to the entire living area. The extension to the living room houses a cosy dining room. The layout of the work corner was designed by the interior designer. The sliding doors in the rear façade connect indoors with life outside on the terrace. Through the windows, there are clear views of the garden with the park and pond beyond.
The two-piece black kitchen arrangement by Italian design brand Arclinea is fully equipped and has luxury Siemens built-in appliances. A fridge-freezer, combi-oven-microwave, Miele high-pressure steam oven and a coffee machine are built into the high wall units. The large island has cabinets and drawers on both sides and is finished in stainless steel. The worktop seamlessly incorporates the sink unit with Quooker tap and a soap dispenser as well as the two gas burners and wok burner. The countertop also incorporates a recessed socket. The extractor hood and dishwasher complete the unit. From the kitchen, an external door gives access to a large terrace.
An 11-metre-long skylight makes the landing a wonderfully sunny space that can also be attractively lit by downlighters.
The master bedroom is located at the rear and has an en-suite bathroom and a walk-in wardrobe. The furnishings and finishes have been kept both modern and intimate by the interior designer. The large windows allow for nice views from the raised bed.
The bathroom has underfloor heating. The décor is luxurious and contemporary with a large walk-in shower with luxury built-in fittings and a hand and rain shower. The freestanding Allessio by Laufen bathtub is generous and stands on an elevation. The two designer basins have luxury Axor Starck taps and two built-in cupboards with mirrors.
From the landing, there are doors to the storage cupboard, the separate toilet and to the second bathroom with walk-in shower and washbasin. The second and third bedrooms are both generous and offer space for a double bed, wardrobe space and the custom-made desk.
At the end of the landing, there is access to the large office space. Fully furnished with the custom-designed furniture by the interior designer. The space is multifunctional and has windows on the side wall and large floor-to-ceiling windows on the front. For this, sceens have been fitted on the inside. There is also an exterior door to the stairs leading to the driveway. The office or practice space can thus be used completely independently. Of course, use as a bedroom is also one of the options.
